I had a similar problem with my 23B. Mine was a year out of warranty when discovered. The cause was the AC clamp down bolts were 'finger tight' allowing water to run under the AC seal.

Checking the AC clamp bolts should be one of the regular maintenance items to check. But... they don't tell you that. You can inspect it by taking off the inside plastic cover. There are 4 screws in the corners of the hole.

I suspect that it was never tight enough to compress the seal. You could see how the dirt got under the seal along with the water.

After drying it out, I removed a small area of damaged ceiling next to the AC and patched it. Then put a new seal under the AC along with a thin coat of lap sealant between the seal and roof. It shouldn't be a problem again.

We had the same problem, wrinkling in the ceiling that just got progressively worse and discovered that water had been seeping in through the A/C seal. Jayco did pay for replacement of our roof because apparently it was a 'factory defect'.
I would get this checked out right away. If it's nothing, at least you'll know your roof isn't slowly being damaged by a small leak.

Had the same problem with my EXP 254 the air conditioner was left slightly loose from the factory. Jayco paid to have the whole roof plus the front panel of the trailer replaced. The people at fhe dealer had never replaced a roof, so Jayco took the service manager to their plant and showed him how to build a trolly and whinch and do the install. It came out perfect looks better than what factory did.

Just curious. What year is your 23B? We are seriously thinking of buying one this winter. Does yours have a rubber roof? If not, does anyone know of any problems encountered w/ their rubber roofs that the '09 & '10's now have?

No, the issues were with the TPO by Alpha, 2005-2007 models.

I've never seen any evidence of a "rubber" or TPO roof leaking posted here or elsewhere. Leaks occur where the roofing material meets roof appliances or at the edges where it meets body panels. Leaks like this are not roof leaks, they're seam leaks from indifferent construction and maintenance.

Inspect your roof frequently. This was just brought home to me again a week ago when our camping neighbor and I were engaged in a Roo Love Fest discussion at Battlefield KOA (Gettysburg PA). We both have '06 campers and the only problem they related was a tear or cut in the roof membrane, perhaps from low hanging trees. Pretty sure the repair cost was going to be under $4000, but not by much! I grabbed my ladder as soon as I got back to Cleveland! All is well up there. A cut or tear like this is not a problem with the roof material, it's damage.

BTW, I have my camper pressure tested for leaks annually. Seven tubes of caulk last spring as the sealing around the windows needed maintenance. The roofs and walls of the Roos and Jaycos are one piece cored laminations. This is an extremely rigid construction method. But water can get between the laminations in the event of a leak and come out almost anywhere.

Roof issues can come from leaks or from wet lumber. The problem with these model years Jayco is the fact that the underside of that TPO was covered in a weaved felt backing that was highly conductive to wicking water.

That along with a few other issues from interior condensation (water was unable to escape the roofing material which was merely luan/foam/luan then felt backed TPO and you have a issue...... I suggest you look on the TT side, there were some pretty dramatic pictures from Turk and others.

Jayco switched for a reason from the TPO to EPDM.

BTW if it affects the roof why argue about terms such as roof/seams? it affected the roof.

I have a 2007 Jayco 23B. It is in the dealer right now or I would post pictres of the bubbles. My wife and I have been very happy with the 23B. What do you do to maintain these roofs? Thanks for all the information fellow campers.

Seems to be a habituale problem for jayco...same thing with my 30r..jayco said it was delamination of the roof panels and replaced the entire roof structure...I unloaded it and switched to a rockwood...who needs that kind of headache potential looming after warranty..
